Voids management

This procedure is part of the Council’s Voids Policy. It sets out what needs to be done to get a void property ready for a new tenancy. The Voids Policy explains our approach to repairing and letting void properties to our residents, most importantly housing applicants, in a way that clearly sets out the standard of service that can be expected. This procedure on the other hand focuses directly on what needs to be done by Council officers and contractors, when and by whom.

Property elements

 The Voids repairs team collect property elements after the initial inspection.  These need adding to NEC to allow a property to be let.  It is a good idea to get these added as soon as they are collected so time isn't wasted after a property has been handed back.

The essential elements are:

GARDEN           What type of garden there is (front, back, communal)

OWNENTRANCE Does it have it's own entrance

SINGLEBEDS    Number of single beds

DOUBLEBEDS   Number of double beds

FLOORLEVEL     Property Floor Level

LIFT                    Accessible lift

ADAPTATION    Property Adaptation (eg. Disabled use)

STEPSIN           Number of internal steps

STEPSOUT         Number of external steps

HEATTYPE         Heating Type
