Voids management

This procedure is part of the Council’s Voids Policy. It sets out what needs to be done to get a void property ready for a new tenancy. The Voids Policy explains our approach to repairing and letting void properties to our residents, most importantly housing applicants, in a way that clearly sets out the standard of service that can be expected. This procedure on the other hand focuses directly on what needs to be done by Council officers and contractors, when and by whom.

Pre Void process

Note that the days of the week given in this procedure are just for the purposes of example

Following:

 

·       Notice of an eviction to be carried out on a tenanted property from County Court Bailiff

·       Serving a Notice to Quit following abandonment by tenant

·       Serving Notice where the tenant is deceased and no family living at property

 

1.1.1.   Update NEC to create a pending void.

 

1.2.   

Moving Homes Team

Where tenant is still living in the property (i.e. transfer anticipated, or tenant gives notice):

 1.2.1.   Agree date with existing tenant to carry out a pre-void inspection (Notice to Vacate includes space to identify date tenant is available).

1.2.2.   Mail calendar invite to Voids Team Generic Inbox, cc. Voids Manager.

1.2.3.    Update Energy Angels portal to prepare for change of use, metering etc in anticipation of the end of tenancy

1.3.   

Housing Officer

1.4.1.   Check NEC records and make any updates required on NEC in comments.

 

2.     Pre-void inspection

 

2.1.   

Pilot will take place in the Kentish Town area

2.1.1.   Attend pre-void inspection visit, if sufficient notice given by the tenant or opportunity is identified – to be agreed as per pilot.
