Can I carry out minor improvements to my home ?
Secure tenants can make minor improvements, for example replacing the bath or kitchen cupboards. They have to ask us beforehand. We usually only refuse if there is a good reason and we always explain this to the tenant.
Introductory tenants cannot carry out improvements.
Permission is not usually given to put down laminate flooring as this can cause noise problems for neighbours.
Improvements that affect the outside of the property (like new doors or windows) are less likely to be agreed than improvements that don’t affect anyone else, especially if there are safety issues.
If a tenant moves out, they are expected to leave their improvements in place or replace the originals. Secure tenants can ask for compensation for some improvements if they leave them behind.
Can I carry out major alterations?
Major alterations include putting in new windows, loft conversions and relocating a bathroom or kitchen, or taking out a wall to make a flat open-plan.
A neighbourhood manager must agree any major alterations in writing. Some changes may also need building control approval or planning permission.
Leaseholders may also need a legal document called a licence for alteration. A leaseholder’s request to do an alteration is administered by leaseholder services and the neighbourhood manager makes the decision. Details should be sent to both.
