Introductory tenancies

Introductory tenancies were introduced by Part 5 of the Housing Act 1996.  In Camden all new tenancies from 7 April 2008 have been introductory tenancies.

The guidance is quite prescriptive as there are various  timeframes for taking certain kinds of legal action.

  • If there are concerns about continuing tenancy condition breaches an introductory tenancy can be extended for a further 6 months increasing the trial period to 18 months.
  • To extend an introductory tenancy a Notice of Extension (NEIT) must be served no later than 8 weeks before the tenancy becomes secure.
  • The NEIT must explain the council’s reasons for extending the introductory tenancy.
  • Tenants have a right to a review of a decision to extend their introductory tenancy and the NEIT must tell the tenant this and explain when a request for a review needs to be made by. The review process is the same as in section 6 above.  The review must be completed and the decision notified to the tenant before the expiry of the trial period.
