Viewings, offers and sensitive lets
NHO (Moving Home team) liaises with the VS to flag up when a property can be made offerable.
CBL voids
- NHO (Moving home team) updates the voids status to CBL
- The allocations officers arrange the advertisement and the shortlist for the viewing.
- If an applicant hasn’t been verified, this is done by the verifications team. The void status will be amended to VERF to show where it is. If the applicant fails verification the status is amended to FVER and the next highest interested applicant is approached for the property.
- Once a property has been accepted and a verification has been passed the allocations team place an offer on Northgate. Under no circumstances should you create a new secure or introductory tenancy without this occuring.
- If there are no interested applicants from the viewing, the allocations team may return to the list of other bidders or readvertise if the list is too old. After two shortlists the void may be used for a direct offer matrix and be updated to DOFS by allocaitons.
- A "matrix" will be sent with a number of applicants. As the list isn't pulled from Home Connections no SMS has been sent.
- If the DOFS is refused amend the void status back to CBL (so it can be readvertised).
- NHO (moving home team) updates the offer on Northgate when someone has been accepted and verified. Offer details can be found by doing a search on Northgate.
Direct offers
All lettable voids are advertised under CBL unless a direct offer has been agreed.

Sensitive lettings
Sensitive lets refer to voids where there has been an eviction for noise nuisance, anti-social behaviour, previous management issues or particularly vulnerable tenants nearby, or where there are property specific issues that make it unsuitable for certain households.
- The NHO considers if a property should be sensitively let once void.
- Update the void with the SENS void event code and add in the reason why.
- Properties requiring a sensitive let are identified in the advert by an asterisk adjacent to the advert number and relevant information relating to the issues in the property and incoming residents.
- It is a good idea for the NHO to check that the property has been advertised as a sensitive let and let the accommodation placement manager know if there is an issue.
