Covid-19 changes
There has been a change to the voids process in the light of the current crisis and the fact that a lot of staff will be working at home wherever possible.
For a period of time, until further notice, the voids supervisors will be undertaking the initial void inspection.
- This is only in cases where there is a notice of vacation where we can clear any belongings. The supervisors are not able to deal with anywhere storage needs to be arranged (such as evictions or abandonments). Please discuss with your manager if you get such a case.
- Once keys have been handed in with the NOV end the tenancy on Northgate, add in the keys in (KYIN) date and confirm the void updating the void status to NOD.
- Use the usual context void referral form and send to the void referral inbox with the address and postcode on the subject line.
- Please let the void supervisor know if there has been a Covid-19 death in the flat.
- Let them know that there is a NOV and so the void can be cleared.
- Add in a reminder to remind you to check in two weeks that you have the property elements and that the void path has been amended from INTR. Chase the void if neither of the above has happened.
- The void supervisor will do a void inspection which will include collecting property elements.
- They will send a scanned copy of the spec to the NHO which has the property elements on. Save this to TRIM.
- Update NG including the property elements. Update the INSP void event date.
- The voids supervisors will then start dealing with ordering repairs as at present.
Offers
Please update your void to CBL once it has been handed back from repairs as completed unless there is reason not to, in which case add a note to the void details. Not doing so will mean your void may be made a direct offer to someone else.
