Leaseholders

Presentations given as part of the landlord services induction are attached on the right hand side and in how we work.

Head leases

In some properties Camden is not the freeholder and we have a lease only.

It is important we are aware of these properties because:

  • Unless there is a very long lease any new tenant wouldn't be able to claim the right to buy.
  • Our repairing obligations are different.  This is determined by the head lease we have with the freeholder.  
  • If there is only a short time left on a lease we may not wish to offer a secure tenancy to avoid needing to move the secure tenant although we might want to use it for short term temporary accommodation. 
  • Insurance arrangements may be different.
  • When a flat becomes vacant where we aren't the freeholder, check the list below as we may need to let the freeholder know (as it may affect their insurance).  Get the freeholder details from Steve Burr below.  There is a standard letter template on NEC under void context forms.

There might be occasions where a NHO may need to contact a freeholder on our tenant's behalf.  Contact details can be obtained from Steve Burr leasehold admin senior in leaseholder services.
