Leaseholder services form part of the housing management directorate and they deal with various administrative functions for the 9 406 (at June 2019) leasehold flats.
There are six teams:
Revenue accounts team:
- Calculate leaseholder annual service charges
- Calculate heating charges
- Power budget and payment work
Leasehold service charge accounts team:
- Collect service charge debt
- Service charge account queries
- Resolving invoice related disputes
Debtors team:
- Day to day banking.
- Investigate leasehold missing payments, setting up new and easy ways for invoices to be paid.
- Setting up new leases on Northgate, issuing refunds where necessary.
- Conduct journals and reconciliations between Northgate and Cedar.
- Work with an external debt collection agency.
Assignments and sales team
- Leasehold team provide support on lease advice and all customer matters relating to leases
- Assignments and sales team who deal with the right to buy and social homebuy process. They prepare freehold assignment./remortgage packages, registration to lease transfers and charges and deal with subletting queries
- Court team who are legally qualified officers providing inhouse advice. They also represent leaseholder services at various forums including mediation, ADR, tribunals and court.
Major works consultation and final accounts team:
- Issue formal notices of pending repairs, renewals and service contracts to leaseholders.
- Audit and calculate the final contributions towards works or services.
- Deals with leaseholder consultation so that contributions towards works and services can be collected.
