Moving home is stressful so it is best to discuss the matter with the tenant concerned first. They may be likely to be aware of the need for repairs, but may, in some cases, be unwilling to move out of their home.
How the move is dealt with depends on how long the work will take and how urgent it is. Discuss with the Contract Manager (CM) to get the best possible estimate.
- For very short periods of time the tenant may wish to make their own arrangements. We can offer financial help if they do. If they can’t, short term temporary accommodation (particularly emergency accommodation) will probably be outside of Camden if accommodation cannot be found within our own stock and will be dependent upon availability and cost.
- If it is estimated that repairs will take less than two months we can make a direct temporary offer to our own stock. No points are awarded under the allocations scheme to bid. Identify a void, get direct offer approval through the online form and advise the housing placements service manager.
- If it is estimated that the repairs will take more than two months the resident is given a choice whether to move permanently or temporarily and will get points under the allocations scheme meaning the tenants can bid under CBL.
- The move is not to “trade up” to a better property. Ultimately the council would need to take legal action should tenants persist in refusing to bid or accepting suitable offers in the hope of getting a better offer.
