Essential repairs procedure

The essential repairs information sheet and moving home to-do list linked on the top right hand side may be helpful to tenants.  There is also a standard letter re compensation (under Essential repairs). 

An initial meeting involving other parties might be a helpful opportunity to discuss roles and responsibilities, what support the tenant will need to move and how this can be assisted and the lines of communication.   

For very frail tenants there may be no other alternative but to carry out urgent work around them however impractical this may be.

Ideally as soon as a tenant is told they need to move they should be given an estimate of how long the repair work is likely to take.

Where a tenant is moving out on a temporary basis only, they will benefit from regular updates over the progress of works and who the contact staff are.    

The CM who is dealing with the works should, at the very minimum, advise the tenant and/or the NHO of the following:

  • A realistic timescale of any repair work and what the work will entail. 
  • The target date for works when the works are ordered.
  • The revised target date if the target date changes because of contractor delays or additional works being identified.
