Creating a new EMTA
This needs to be agreed with a NHM and Landlord services manager.
To create an EMTA you need to:
- Do not progress until void completed however request that the key safe remains after handback.
- Check that the addresses you have chosen has a suitable fitting for an electric cooker.
- Amend void status to EMTA.
- Update property elements to add in the EMTA property element with attribute value = Y. to do this, go into Property Details and click on Create
then Assign Element to Property.
Under Element choose EMTA and under Attribute choose Y then Save. This will mean that the EMTA will come up in a search of that property element (see search for an EMTA)
Remember to end the Property Element if the property ceases to be an EMTA.
- Arrange for a key safe to be fitted if not already done.
- If using OCN for blinds, furniture and carpetting email OCN [email protected] and ask them for a quote for fitting carpets (if needed - not always the case) and roller blinds giving them the key safe code.
- Once you have a quote you can place a PO to have these fitted. They are set up on the system. Don't arrange for the furniture to be delivered before you have confirmation that carpets have been fitted.

- Furniture provided is a mixture of the following(depending on flat size). 2 x single beds per double bedroom or bedsit and a klik klac sofa bed for the livingroom to maximise the number of people who can sleep there. Additionally cots & mattresses, tables x1 (small 2 person) or tables x1 (4 person), dining chairs, sofa bed, wardrobes (single or double), chest of drawers, under counter fridge and an electric oven.
- Once furniture and cooker are delivered arrange via the voids team for the cooker to be connected.
- File an inventory of the furniture onto the property file on TRIM.
- Check with the voids team that they have changed the utilities supply and if a small credit is on the meter.
- Advise Council tax that this address is now furnished by emailing [email protected]
